Sudbrook Mill - Monmouthshire

This 100 acre site was acquired within a challenging timescale by Harrow Estates in spring 2011 from St Regis PLC and included negotiations with Network Rail, an adjacent land owner.

The site, a former paper mill which has been redundant for a number of years, includes 34 acres of previously developed land, former plantation woodland, agricultural land and a Scheduled Ancient Monument.

• The site represents an opportunity to utilise redundant land in a village location close to the town of Caldicot to provide much needed new homes.
• Following promotion of the site through the local plan process, the site has been allocated for residential development in the Monmouthshire LDP.
• An outline planning application for up to 340 units on the previously developed area of the site has been submitted to Monmouthshire County Council.
• Proposed community benefits include affordable homes, a network of public open space, landscaping and biodiversity enhancement.
• Redevelopment proposals have been prepared following engagement with the local community.
• The proposals provide for the protection of the former plantation woodland and Scheduled Ancient Monument.
