From initial site appraisal through to site disposal, our technical team is involved at every stage to ensure that all issues have an appropriate and commercially viable solution to maximise development through value engineering.
We actively manage a large and diverse portfolio of sites through to successful onward redevelopment, primarily for residential use. This portfolio has included sites with large-scale demolition and asbestos removal, contamination remediation and bulk earthworks to create development platforms.
The Technical Team at Harrow Estates have many years of experience in dealing with difficult and sensitive demolition issues. Using a select list of demolition contractors and consultants, we are adept at managing and removing asbestos, multi-storey building demolition, plant decommissioning, works adjacent to listed buildings, basement and sub-structure removal to create a viable development platform for onward redevelopment.
As part of our demolition management strategy, we insist on recycling as much of the former buildings as possible with superstructures and concrete being crushed for use as recycled aggregate for future use in onward construction, along with plastics, glass, timber, tarmac planings, steel and non-ferrous metals being removed from site for recycling.
We also manage sensitive ecology during demolition such as nesting birds, bats and Great Crested Newts as well as engaging and liaising with local communities affected by the works.
Since its formation, Harrow Estates has undertaken numerous large scale and often complex remediation projects to deliver sites primarily for residential use. Our technical team works closely with remediation experts and environmental regulators on each project to deliver a value engineered solution that addresses liabilities and renders the site suitable for its proposed use.
We have successfully remediated a site at Hauxton in Cambridgeshire, which was designated as Contaminated Land under Part 2A of the Environmental Protection Act 1990 and further designated as a Special Site. The site has been delivered for residential use and is currently under construction by Redrow Homes. This involved the excavation of some 250,000 cubic metres of soil with treatment of the soil and underground happening onsite and only a small proportion being ultimately sent to landfill.
Often with larger developments, there is a need to deliver infrastructure to sell serviced parcels to obtain the best value. Our Technical Team has many years of experience in delivering civil engineering projects, working closely with design consultants and contractors to manage and deliver an optimised scheme.
We have undertaken Section 278 Works to form both new and improved access into developments as well as on-site adoptable highway and drainage. We ensure that foul and surface water drainage solutions are cost effective for the scheme and we are fully experienced in delivering utility solutions for development.
